9 Side Gigs to Create Cash That Do Not Require You to Go Back to School

Looking for that extra income? It is a great way to reduce your years to FI and create an easy transition to you FI lifestyle wise. Here are a list of side gigs that we think are good to look into. At EZ FI University (www.ezfiuniversity.com), we help our students realize what their callings are in life and pursue that passion by helping them plan and reach financial independence in 10 years or less.

1)Sell Your Stuff (Difficulty Level 1 )

You would be surprised how popular home goods selling is. Apps such as Let it Go, Ebay, Facebook Marketplace and even the good old Craigslist are great starters to let go of that golf club set that you have kept in the garage for years.

The apps make it very easy to take pictures of your items on your phone and upload them to the site.

Clearing clutter at home also gives more space and freedom.

2) Selling Retail on Amazon or EBay (Difficulty Level 1)

Becoming an Amazon Seller or EBay Seller is a quick way to inject cash into your account. You can either resell items you found on clearance or garage sales and sell them at market price on Amazon or EBay. A more advanced business model would be to create your own products as well.

3) Turn your inner genius into a consulting business or digital product. (Difficulty Level 3 to get started but gets easier once established)

What problem do you solve for friends and colleagues with? What makes you happy doing? Putting your genius skill to work is a great way for extra side income while serving others. Think about what your inner genius skill is and do research if there is a market for this skill. A friend of mine scored a perfect 800 on his GMAT. He create an ebook teaching how to improve your GMAT to 800 in 30 days and sold it on Amazon. It is a bestseller for this category. He brings in $7k a month just off of this ebook.

4) Be an influencer to get Ads and affiliate services income (Difficulty Level 4)

Do you have a large social following and enjoy sharing your thoughts on products with others? Do you have a love for writing Blogs or making Vlogs? Consider the business affiliate model. For each product you recommend, you can earn a commission. This is the business model Youtube and Instagram influencers use to make an income for promoting. Who knows, you may even land sponsorships and getting paid for ads.

5) Real Estate Bird Dog (Difficulty Level 2)

There are real estate investors in every city and town. Many of them are willing to pay a finders fee if you can refer them a property that looks distressed, abandoned or if you know of someone who is trying to sell a family home quick. Our student, Caroline Yang, has paid a propane truck driver a $1500 finders fee for referring an abandoned looking property he had seen during his weekly routes near Austin TX. If you have a routine of strolling neighborhoods this could be a good side opportunity. How do you find real estate investors to partner with ? You will see their bandit signs, real estate banners, websites ...etc. They are easy to find and always happy to hear of opportunities.

6) Real Estate Investing (Difficulty Level 4)

OK, since we are on it, we might as well make real estate investing as a whole a topic here. Real Estate investing requires education, experience and effort in finding deals and raising money. Do not believe all the HGTV hype of how easy they make house flipping look. There's a lot more work than what reality tv is showing you. There are all kinds of real estate investments - Passive Investing, Fix and Flip, Buy and Hold, Value Add Buy and Hold, Synidcation, New Development, Wholesaling etc. There are different levels of involvement, it does not always mean you quit your job and become a full time investor overnight. In fact, that's the beauty of real estate investing. You can CHOOSE how involved you want to be in it. There is a lot of hype and expensive programs out there selling the dream. Only trust people who have done the ground work, has track record and are willing to be honest about sharing their experience. I over the years has accumulated experience from buy and hold to commercial real estate and doing large multimillion dollar partnership deals. 7) Uber Eats/Lyft/Task Rabbit/Upworks (Difficulty Level 3)

Do you have a vehicle ? Delivering groceries and food is a popular high demand service during the pandemic. This gig requires a flexible schedule. Or you can double down on weekends. If you do not mind driving and enjoy having high demand order requests, this is an easy to enter side gig. Task Rabbit provides one off tasks such as putting together Ikea furniture, delivering furniture, cleaning and such.

8) Freelance: Fiverr/Hire my Mom/Upworks (Difficulty Level 1-4 depending on existing skillset and client requirements)

Do you have digital marketing skills such as graphics, websites, social media marketing? Small business owners hire contractors all the time and are ready for people who have skills. My favorite site is Hire My Mom, this community supports former corporate business moms who chose to leave the corporate job to stay at home with kids and are seeking remote work. I've been really impressed with the skillset in the database. This is a heaven for digital nomads as it allows you to work remotely on a beach should you choose to do so. Often time, we don't really want to do nothing when we reach FI, but rather fulfill our self worth with flexibility to choose how and where to spend our time.

9) Discover and create your business (Difficulty Level 5)

For those of us has the motivation and drive, creating your own business is a hard but rewarding way to make side money. This can be startups, consultation business and next great ideas. In order to make this type of side gig work requires a lot of time and dedications. It takes 10,000 hours for someone to master a skill. You need a lot of supporting system, help and mentorship to be successful at it. Conditioning your mindset, be choosy on your priority and surround yourself with successful people is a good formula to make it happen.

All side gigs will require time and dedication. It will be slow going to start with and become more and more lucrative with time, support and persistency. Most importantly your network is your net worth. So surround yourself with like minded individual via a community will take you places.
